PENETRON Provides Dry Foundation for Fort Lauderdale Development

Fort Lauderdale’s newest residential high-rise features a 10-story tower and a concrete foundation and parking garage treated with PENETRON ADMIX. The treated concrete will ensure a waterproof structure with a significantly enhanced service life.

Located just a few blocks from the Tarpon River in downtown Ft. Lauderdale, Pinnacle at Tarpon River features 112 residential units in the 10-story tower. An adjacent three-story urban village building offers a variety of community amenities and retail areas, plus a free-standing fitness center (2,100-square-feet) and parking garage along SW 9th Street with a roof deck and covered picnic area.

The owners, Pinnacle Housing Group (PHG), conceived this project as a mixed-income community; the $30.8 million project offers 100 affordable housing units and is located a block from the newly-announced downtown Ft. Lauderdale WAVE Trolley service. The buildings integrate a number of “green” features; PHG has applied for LEED “Silver” certification.

“Following soon after the success of the Brickell View Apartment project, where the construction site was essentially under water, the project owners specified PENETRON ADMIX for this new site,” notes Christopher Chen, Director of The PENETRON Group. “Because it is completely non-toxic and eliminates the need for conventional waterproofing methods such as membranes or coatings, PENETRON ADMIX also helps contribute towards LEED certification.”

PENETRON ADMIX SB comes in pre-measured soluble bags that eliminate measuring and simplify mixing. Titan America supplied about 1,000 cubic yards of concrete treated with PENETRON ADMIX.

The treated concrete was used for all of the below-grade structures, including the elevator pits, various vaults, and the bottom portion of the parking deck and garage walls. The local building code requires all concrete above a certain elevation to be waterproof, based on the 100-year flood forecast. The concrete garage walls (approx. 3-4 feet high) around the perimeter of the slab on grade for the garage slab were therefore treated with PENETRON ADMIX.

“With the proximity of the construction site to the Intercoastal Waterway and the Atlantic Ocean, it was vital to reduce the permeability of the concrete to prevent any moisture getting to the steel reinforcements of the structure,” adds Mr. Chen. “PENETRON ADMIX provides powerful protection against any chloride ingress and will acutely increase the durability of the concrete and, as a result, the service life of the Pinnacle at Tarpon River structure.”

Nearing completion: The initial phase of construction is complete; all below-grade structures were treated with PENETRON ADMIX.
