PENETRON Malaysia – A Southeast Asia success story!

The company keeps going from strength to strength since its beginnings in 2003.

PENETRON International: Plant Expansion Completed

“Expanding our blending facility in Pennsylvania (U.S.A.) is part of our international growth strategy,” explains Christopher Chen, Director of PENETRON International. “For example, we have met all ISO 14001 requirements to help us put an effective environmental management system in place; this will improve our resource efficiency, reduce waste and drive down costs.”

As the company streamlined systems to meet ISO 14001 guidelines, every process was evaluated and improved: “We looked at how we do business and to optimize our processes beyond the ISO standards. The results make us one of the cleanest, most efficient and productive facilities in the business,” says Christopher Chen.

During the past year, PENETRON also installed a new state-of-the-art automated dispensing and bagging system to increase production of the PENETRON ADMIX Soluble Bag product.  This packaging solution has been extremely successful and demand is rising steadily, which required additional capital investments to meet the projected growth.

Kyle Jornow, Plant Manager, adds: “We now have enough flexibility to guarantee prompt dispatch of orders – even during peak demand periods.”

FOCUS: PENETRON projects in Malaysia
Pacific Place, Ara Damansara, Petaling Jaya, Malaysia

Pacific Place in Ara Damansara is a new project by MNH Global Assets Management, a subsidiary of Island Circle Development. This integrated development features design studios, serviced apartments and commercial space for shops and restaurants, corporate offices and a college in Petaling Jaya. The service apartments are housed in six 15-storey buildings including three levels of shops, with a total of 1,200 residential units.

The Pacific Place shopping mall features a 240-meter boulevard street for flea markets and a stage for events and special activities. A four-level basement offers more than 5,000 parking lots, which are monitored by a 24-hour security guard.

A combination of PENETRON products was utilized to waterproof and protect the entire concrete substructure. A total area of 48,209m2 was treated with PENETRON, applied as a dry shake onto the basement concrete slab. PENETRON ADMIX during batching for the remaining 6,462m3 of concrete for the substructure and 9,000m of construction joints were sealed with PENEBAR SW-55 waterstops.

The project was completed in May 2012 to the full satisfaction of the client.

Casa del Rio Hotel & Apartments, Melaka, Malaysia

A stone’s throw from Melaka’s UNESCO-protected historic city centre, Casa del Rio is adjacent to Melaka River and its entrance to the historic Malacca Straits. The modern boutique hotel with Mediterranean charm boasts 66 luxuriously appointed rooms with unforgettable views. 

Inspired by the Portuguese heritage of Melaka as well as the unique Melaka Sultanate, the architecture design by Abdul Harris Othman, Principal of RDA Harris Architects and the interior design was done by Leo Smith, founder of the Sellaria Design Group.  Both perfectly blend the historical surroundings with 21st century guest needs.

The project was completed in time for the May 2011 grand opening for guests from around the world.

Special considerations were given to the waterproofing of this high-end project. High hydrostatic pressure from Melaka River water and potential chloride and sulphate attack by seawater from the Malacca Straits required special protection of the basement parking garage. The selection of an effective waterproofing solution to ensure durability and protection of the concrete and especially the reinforcement steel was crucial for the civil and structural engineers of ADG Matrix Consulting.

The PENETRON waterproofing system was chosen to protect the entire substructure of Casa del Rio after careful consideration of technical reports and PENETRON Malaysia’s track record. Approximately 3,830m3 of concrete were treated with PENETRON ADMIX. The remaining 7,442m2 basement area, wet areas and bathrooms were coated with PENETRON.

Grand Hyatt, Kuala Lumpur, Malaysia

Conveniently located in the heart of Kuala Lumpur, the Grand Hyatt is the city’s new luxury hotel star. Just around the corner from the iconic PETRONAS twin towers, the Kuala Lumpur Convention Center, the entertainment district, shopping malls and tourist attractions make this 40-storey building a perfect hub for business and leisure travelers.

The hotel offers 370 rooms and 42 spacious and luxurious suites featuring floor-to-ceiling windows with breathtaking panoramic views of downtown Kuala Lumpur. All rooms are equipped with Wi-Fi, work desks, cable/satellite TV as well as 24-hour room service and a concierge.

The hotel opened its doors to the public in August 2012 and also houses serviced apartments and offices on the lower floors and a 4-level underground parking garage.

The project was designed by the Seattle office of Wimberly Allison Tong & Goo (WATG), an international design architect firm, local architects GDP Architects, and interior designer Bikey Llinas Design, Hong Kong.

PENETRON ADMIX was added to approximately 10,018m3 of basement concrete to ensure protection against water ingress. A total area of 16,435m2 was coated with PENETRON and a 4,647m2 area of roof concrete was treated with PENESEAL PRO.

Sunway Nexis, Kota Damansara, Petaling Jaya, Malaysia

Sunway Nexis is one of the newest projects in the growing township of Kota Damansara in Petaling Jaya. A mixed development of commercial and residential space, it was developed by Sunway Damansara.

The almost 35,000m2 (5.83 acres) leasehold includes a 3-storey retail building (Nexis Shoppe), a 13-storey commercial tower (Nexis Biz Suite) and a 20-storey small home/office building (Nexis Flexi Suite). All buildings feature a 2-level basement parking garage.

Designed according to Lifestyle of Health and Sustainability (LOHAS) principles, Sunway Nexis features health and fitness facilities, lush landscaping and green “backdrops” overlooked by most of the units.

A certified green product, PENETRON ADMIX was used to protect 4,800m3 of basement concrete and a total of 1,100 meters of PENEBAR SW-55 were installed to seal construction joints.

Pinewood Iskandar Malaysia Studio, Johor Bahru, Malaysia

Slated for a 2013 opening, the Pinewood Iskandar Malaysia Studios will be a state-of-the-art film and television studio production facility for the Asia Pacific region. The studios are located in Johor, the Southern gateway to Peninsular Malaysia, in the flagship Iskandar Malaysia development project, right across Singapore.

Cinema giant Pinewood Shepperton partnered with Khazanah Nasional, the investment arm of the Malaysian government, to ensure finance for the US$150 million project.

With a wide range of stunning locations easily accessible from the studios and the nearby production support hub of Media@Medini, Pinewood Iskandar Malaysia Studios will be the new destination facility for the production of filmed entertainment in the Southeast Asia region.

The facility includes five stages ranging from 1,400 to 2,800m2, all including interior tanks, two TV studios with high-definition production equipment and audience capacity for 1,400 people. The floor space of production offices, dressing and hair & make-up rooms measures 3,150m2. The workshop spans an additional 3,300m2. Post production facilities include editing rooms and a screening theater. The 2-acre area is complemented by 30 acres (12.14 hectares) of natural forest.

PENETRON products were selected by the consultant team headed by Malaysia’s leading architect firm, GDP Architects; Web Structures served as the structural engineers for Pinewood Studios.

Approximately 13,388m3 of PENETRON ADMIX were poured into the basement concrete structure, 2,008m2 of wet areas were treated with PENETRON and the 4,107m2 RC roof was sprayed with PENESEAL PRO.

Aragreens Wellness and Healthcare City, Ara Damansara, Petaling Jaya, Malaysia

This 30,000m2 (7.5 acres) wellness development features a 3-level basement, six residential blocks (phase 1) and two commercial tower blocks (phase 2). The residential concept caters to the Asian culture of taking care of the elderly and meeting the needs of the younger generation to meet the requirements of multi-generation homes. AraGreens residence is the first to integrate lifestyle with wellness awareness. It aims to provide childcare and wellness, including healthcare facilities such as medical spas and paediatric, chiropractic and even dental services in a resort development.

The waterproofing requirements for a wellness environment were clear: a moist or damp basement could lead to proliferation of bacteria, mildew and fungus. Such organisms are a threat to the residents’ overall health. In order to ensure a clean, dry environment and enhance the concrete durability of AraGreens, the PENETRON system was chosen after careful consideration by the project consultant. Other factors for choosing PENETRON included reduction of application errors and shortening the construction schedule.

Substantial savings in construction costs were realized by adding PENETRON ADMIX to the concrete, which allowed a reduced base slab thickness when compared to the previously specified membrane solution.

As certified green building materials, PENETRON and PENETRON ADMIX contributed to the BCA Green Mark Gold Plus Building classification for AraGreens by the Singapore Building and Construction Authority. Once completed in 2015, approximately 25,000m3 of concrete substructure will be treated with PENETRON ADMIX. 67,000m2 of wet areas will have been treated with PENETRON coating. All construction joints of the substructure will be treated with PENEBAR SW-55 waterstops.

Pantai Sewage Treatment Plant (Phase I), Kuala Lumpur, Malaysia

In an effort to improve living conditions for residents located adjacent to sewage treatment plants, the Malaysian government began decommissioning old sewage treatment plants (STP) in the Kuala Lumpur area and the Klang Valley – transforming the areas into playgrounds and green areas.

In the future, sewage from Bangsar, Bukit Kiara, Seputeh, Kerinchi, and Old Klang Road will be treated at the new Pantai Sewage Treatment Plant. The Pantai STP is located in Kampung Pantai and has a total area of 16.16 hectares. This innovative project will upgrade the existing aerated lagoon sewage treatment facilities with a mechanized underground STP.

It replaces an existing sewage treatment facility that can no longer cope with the incoming sewage flow mainly due to the increased population in its catchment area. Removing the aerated sewage lagoon will address issues raised by the public in regards to odor pollution, safety and lack of recreational facilities.

The plant will incorporate the Advance A2O system for biological treatment, which is an improved system treatment process that improves the effluent quality, allows for a stable operation, generates less waste and needs a comparably small area for its treatment facilities.

Once completed at the end of 2015, the Pantai STP will provide a number of benefits to the residents living in its vicinity: environmental and health benefits, large green areas and parks, improved water quality in the nearby rivers and reduced human health risks.

After many rounds of testing the PENETRON system was approved and selected by Erinco Consultants to waterproof and protect all sewerage tanks of the facility. Subsequently, 30,000m2 of the water retaining structures were coated with PENETRON in 2011.

Suria Jelutong, Shah Alam, Selangor, Malaysia

Sunsuria Development launched the first phase of Suria Jelutong, its latest mixed development project located in Shah Alam, the state capital of Selangor. The new landmark, in the heart of the Greater Klang Valley, combines superb accessibility to Shah Alam, Klang and Kuala Lumpur with an iconic design by GDP Architects, Malaysia’s foremost architects.

Situated on 4.5 acres in Bukit Jelutong, the RM250 million development is ideally located in the upcoming commercial center of Bukit Jelutong – an attractive address in popular Shah Alam, adjacent to the Bukit Cahaya Forest Reserve.

To protect the entire foundation of Suria Jelutong against water penetration and concrete deterioration, PENETRON Malaysa treated about 6,500m3 of concrete with PENETRON ADMIX, PENETRON’s 3rd generation crystalline admixture. All construction joints were sealed with PENEBAR SW-55 waterstops.

Arcoris Mont Kiara, Kuala Lumpur

IDesigned by Foster + Partners, an internationally renowned architecture firm and developed by award-winning Sunrise Berhad, Arcoris Mont Kiara is a 6 acres mixed development with a 35-storey tower (including office suites and 275 hotel rooms), residential units with condominium facilities (with a pool, gym, spa and a playground), an 18-storey tower with serviced luxury apartments and a courtyard plaza boasting retail space, cafes and restaurants.

Malaysia Arcoris is the new, shining star among the country’s competitive mixed housing developments, with several Asia Pacific Property Awards including: Best High-Rise Development / Asia Pacific, Best High-Rise Development / Malaysia and Highly Commended, Best Mixed Use Architecture.

Similar to its sister project (The Troika in Kuala Lumpur), Arcoris relied on PENETRON ADMIX for complete basement waterproofing and concrete protection. Approximately 6,500m3 of concrete were treated with PENETRON ADMIX and all construction joints were sealed with PENEBAR SW-55 waterstops.

Encorp Marina Puteri Harbour, Johor, Malaysia

Encorp Marina is a luxury condominium situated in Puteri Harbour, the jewel of Nusajaya, Iskandar Malaysia, a rapidly developing special economic zone right across from the island of Singapore. This waterfront project is a marina development that offers spectacular panoramic views of the Straits of Johor.

Designed by CPG Architects, renowned Singapore architects, the development will offer 538 units overlooking the private marina and a landscaped park. All units feature high ceilings and balconies and will be fully fitted and ready by 2016.

Further facilities include six themed pools on different levels, a putting green, gymnasium, children’s playground, tennis and squash courts, a yoga deck, club house, BBQ pits, lawn areas and retail spaces.
Its close proximity to seawater called for a reliable and proven waterproofing system to ensure the durability of the structure for its designated service life. PENETRON Malaysia won this project and will treat over 5,000m3 of concrete on Encorp Marina with PENETRON ADMIX.
