Legacy Cool Springs Apartments Stay Dry and Durable with Penetron Concrete Waterproofing Technology

The Legacy Cool Springs Apartments in Franklin, Tennessee, welcomed its first residents in March 2023. PENETRON ADMIX SB, a crystalline waterproofing admixture, was specified as the concrete waterproofing solution for the below-grade structures of the luxury apartment complex.

Situated approximately 21 miles (34 km) south of Nashville, Tennessee, Franklin is one of the largest cities of the Nashville metropolitan area, with a population of around 84,000. The city is home to numerous healthcare companies, automotive manufacturers, entertainment companies, and other companies that have corporate or regional headquarters in Franklin.

The Legacy Cool Springs apartment complex comprises 426 units, available as 1-3-bedroom apartment layouts with premium grade interiors. The 26-acre site includes the renovated John Henry Carothers House (or Ezeal Carothers House), which is listed on the National Register of Historic Places. Amenities include a multi-story clubhouse with a virtual golf simulator and putting green, gaming lounge, mini-bowling, open kitchen, fitness studio, outdoor pool with cabanas, and a multi-level underground parking garage.

“Because of the groundwater levels present at the Franklin construction site, KD Construction, the project’s general contractor, required a reliable waterproofing solution for the below-grade concrete structures of the complex, in particular, for the underground parking garage,” explains Christopher Chen, Director of The Penetron Group. “Thanks to our success with similar residential projects in the region, and our collaboration with Nashville Ready Mix, Penetron’s crystalline technology was specified.”
 

Protection from High Groundwater Levels

PENETRON ADMIX SB, a crystalline waterproofing admixture in soluble bags, was added to the concrete mix to protect the below-grade retaining walls, foundation slabs, and the underground parking garage from the high groundwater levels at the construction site.

“Added to concrete in premeasured soluble bags during batching and unaffected by climatic conditions, PENETRON ADMIX SB creates a non-soluble crystalline network, which forms throughout the pores and capillary tracts of the concrete,” explains Christopher Chen. “This network significantly increases the durability and service life of concrete and also gives the concrete structures of the Cool Springs apartment complex the ability to self-heal and seal any micro-cracks that may occur in the future, minimizing the need for future concrete repairs.”
