Naples Apartments Stay Dry with Penetron Crystalline Technology in the Mix

Launched in late 2019, the Legacy Naples Apartments are an upscale, gated rental community that offers the classic Florida lifestyle on the Gulf Coast. The below-grade concrete structures of the five residential buildings are waterproofed with Penetron’s crystalline technology.

Perched on the Gulf of Mexico in southwest Florida, Naples is a popular tourist destination for shopping, dining, and high culture. Its white sand beaches and nature park also make the city an affordable vacation destination for families. Naples has a population of over 21,000 and with the sixth-highest per capita income in the country, is one of the wealthiest cities in the United States – and has the second-highest proportion of millionaires per capita in the USA.

Part of GCI Residential’s upscale Legacy-brand portfolio, the Legacy Naples Apartments encompass 304 rental units available as 1-3-bedroom suites that range in size from 804-1499 square feet (73-136 m2). The gated community comprises five buildings on a 19-acre site. A lake surrounded by walking trails forms the center of the apartment community; further amenities include a clubhouse with a saltwater pool surrounded by cabanas and hammocks, a rooftop terrace and virtual golf simulator, a recreation center and lounge area with a fire pit, a 24- hour fitness studio, a business center with conference room, a pet park, and an underground parking garage.
 

Protection for below-grade structures

“Located directly between the Countryside Golf & Country Club and the Cedar Hammock Country Club, the Legacy Naples Apartments also offer quick access to the popular shopping, dining and recreation areas of downtown Naples and Naples Bay,” adds Christopher Chen, Director of The Penetron Group. “The apartments are designed with high-level finishes – and the below-grade concrete structures are protected by Penetron crystalline technology.”

Due to the shallow aquifers common in southwest Florida, the Naples construction site required a durable waterproofing solution. Titan, the project’s ready-mix supplier, worked with Penetron to deliver an effective concrete mix treated with PENETRON ADMIX, which was added to the mix during the batching phase. The treated concrete was used for the project’s below-grade foundation slab and elevator pits in all five apartment buildings.
 

Making concrete less porous

PENETRON ADMIX is a crystalline admixture that results in a catalytic reaction with moisture in fresh concrete. This process generates a non-soluble crystalline formation throughout the micro-cracks and capillary tracts found in concrete. The resulting formation permanently seals the concrete against the penetration of water or liquids from any direction, substantially reducing the permeability of usually porous concrete.
