Officially opened in August 2019, the Gran Paraiso luxury condominium tower in Edgewater, Florida, has made a splash in the Miami luxury market. The stylish tower sets new standards in lifestyle and – by specifying PENETRON ADMIX – in durable concrete construction.

Situated on the shores of Biscayne Bay in the Edgewater neighborhood of Miami, the 55-floor Gran Paraiso tower is the second of two eye-catching residential towers that also includes the adjacent Paraiso Bay tower. The distinctive “bubble” façades of both towers set a notable architectural highlight in the Miami skyline.

Gran Paraiso was developed by a prominent Miami developer, and designed by Arquitectonica, a world-renowned architecture firm. The interiors were designed by Italian designer Piero Lissoni. Gran Paraiso consists of 317 condo residences, with seven luxury condo units per floor. The spacious floor plans offer one-, two-, three, and four-bedroom layouts ranging in size from 1,075 to 2,232 square feet (98-203 m2), each with 10’ ceilings, private elevator access, and unobstructed views of Biscayne Bay.

The list of amenities at the Gran Paraiso include a pool deck with a 100-foot pool, a fully equipped fitness center, tennis courts, residents’ lounge rooms, a movie screening room, a wellness spa, a yoga room, a teen’s game room, a wine cellar, bowling lanes, lush tropical gardens, and access to the Beach Club. Additionally, the Paraiso District includes a waterfront public park designed by renowned landscape architect Enzo Enea. The park features a sculpture garden, children’s playground, and dog park.

Bayside Location = Waterproofing Challenge

The location of the hotel, situated on the very edge of Biscayne Bay, provides residents with unbeatable views of Miami and the Atlantic Ocean – and gave the builders a considerable waterproofing challenge.

The bayside location of the Gran Paraiso puts the structure virtually at sea level, which made a reliable waterproofing solution for the building foundation an obvious priority. Penetron was tapped as the provider to ensure a durable concrete base for the condo tower.

“Penetron worked with Supermix Concrete, the ready-mix supplier who had used our admixture on numerous other projects, to come up with an effective concrete mix to solve the moisture and dewatering issues at the job site during construction,” adds Mr. Chen. “PENETRON ADMIX was added to the concrete mix during batching. The treated concrete was used for the building foundation and the elevator pits.”
 

Most Economic Permeability-Reducing Admixture

As defined by the American Concrete Institute (ACI), PENETRON ADMIX is a permeability-reducing concrete admixture for hydrostatic conditions. The crystalline technology of the admixture provides comprehensive integral protection against concrete deterioration caused by chloride attack from seawater, which can lead to corrosion, while withstanding the hydrostatic pressure encountered on the site on Biscayne Bay.
