The Verbena affordable housing development in Leisure City’s Modello neighborhood in South Miami-Dade, Florida, was inaugurated in January 2020. Penetron crystalline technology was used to simplify construction during wet site conditions and provide durable below-grade concrete structures.
Verbena is a mid-rise residential development located in Leisure City’s Modello neighborhood, a key area for municipal and private revitalization efforts in Southern Miami-Dade County. The new complex consists of a six-story building and a five-story building that offer 110 affordable 1-3-bedroom units with an adjoining two-story parking garage. Built on 2.4 acres of land right off the Miami-Dade Transit Busway at 28140 South Dixie Highway, Verbena is very close to the “US 1 Busway,” which provides rapid-transit access to the metro Miami area via connecting bus service and MetroRail.
“The Verbena project is a welcome development in a part of the country that has long had a serious lack of affordable housing,” adds Christopher Chen, Director of The Penetron Group. “Residents will find a myriad of services near Verbena, including shopping, medical services, schools and parks.”
Amenities within the Verbena complex include a playground, a fitness facility, and a computer lab. The apartments feature energy-efficient utilities.
Faced with a High Water Table at the Site
“The high water table at the job site initially presented the project owner, Pinnacle Housing Group (PHG), with a challenge,” explains Christopher Chen. “But after consulting with our local technical expert, we were able to find a waterproofing solution that solved their site and weather-related challenges and provided a durable concrete structure.”
PENETRON ADMIX SB was used to treat all concrete in the below-ground structures and the parking garage. The admixture, packaged in pre-measured soluble bags, simplifies the dosage and mixing process for the ready-mix supplier. In addition, Penetron’s non-staining, non-toxic green tracer, visible in the bleed water, technology provides the contractors and client with the assurance that the admixture was indeed added to the concrete as planned.
Saving Time and Maintenance Costs
“We’ve worked with Pinnacle Housing in the Brickell View Apartment and Tarpon River projects, where the construction sites were also pretty soggy. They were pleased that Penetron was able to provide an economical solution for Verbena than managed to save time on the construction schedule and help avoid maintenance costs in the future,” adds Mr. Chen. “Everyone is very pleased with the results.”
