Penetron Provides Much Needed Waterproofing at Park Place Tempe School

Park Place Tempe, a high-end student housing development in Tempe, AZ, welcomed its first students on August 14, 2020 – just in time for the start of the fall semester at ASU. PENETRON ADMIX was specified to waterproof all below-grade concrete structures, including an underground parking garage and a cistern for water storage.

The $50 million Park Place Tempe student housing development was designed by Humphreys & Partners Architects, specialists in the design of student housing. Only a five-minute walk from the Arizona State University campus, the luxury student housing complex comprises two five-story buildings connected via a sky bridge. Park Place Tempe features 285 units (782 beds), with one- to four-bedroom layouts (390-1,177 square feet). In addition to a long list of outdoor/indoor amenities, the ground floor has 8,723 square feet of retail space for cafés, restaurants and shops. Also included in the complex are 496 underground parking spaces. The construction was LEED-certified.
 

Experience with Concrete Counts

“Originally, the Park Place Tempe project specified a competitor’s waterproofing product to treat the below-grade concrete,” explains Christopher Chen, Director of The Penetron Group. “However, Hanson is an experienced ready-mix supplier and deeply knowledgeable about waterproofing concrete mixes. They showed the Park 7 (developer/contractor) project managers how PENETRON ADMIX was a superior and more reliable option.”
 

Waterproof Forever

Ultimately, Hanson treated about 2,000 yds3 (1530 m3) of concrete with PENETRON ADMIX SB for the below-grade cistern, the underground parking garage, and basement structures. Available in soluble bags for easy batching, PENETRON ADMIX SB provides comprehensive protection against concrete deterioration caused by corrosion and water penetration that lasts for the service life of the concrete.

PENETRON, a topical crystalline material, and PENECRETE MORTAR, a waterproof grout, were used in combination to patch the tie-holes to complete the Penetron System. Once applied to the positive or negative side, the active ingredients in PENETRON and PENECRETE MORTAR react with water and concrete minerals to form an insoluble crystal network deep within the concrete matrix. This crystalline growth takes place throughout the concrete structure to fill in the micro-cracks, pores and voids normally found in concrete.

“Once new or existing concrete is treated with the Penetron System, the waterproofing and durability properties become an integral part of the concrete matrix,” adds Christopher Chen. “This protects concrete from deterioration for the service life of the concrete, even under conditions of hydrostatic pressure.”
